Finding the right tower and loading bay

Every JLT cluster has its own access road and parking entrance, so the cluster letter matters more than the street. We ask for it up front, along with the tower’s rules for bulky moves, and route the truck to that cluster’s bay rather than circling the lakes looking for it.

Service-lift booking, NOC forms and reception notice are handled the same way as any residential tower pickup: tell us what the building needs and we work inside it.

Offices and homes in the same building

Because so many JLT towers are mixed use, one visit can cover an office floor and an apartment in the same lift run. Office furniture and IT waste go out after hours if the building asks; sofas, beds and apartment clear-outs run in the daytime slot the tower allows.

Small pieces, quoted the same way

A single desk, a broken office chair or one mattress is a normal JLT job. Photograph it, tell us the cluster, and you get a fixed price that covers the lift, the carry-down and the disposal — no minimum load.

Clusters, not one community gate

JLT is organised as lettered clusters around the lakes. Cluster security is not the same desk as the tower lobby. A crew can be cleared at the cluster gate and still be stopped at the building if the service lift was never booked. When you message, name the cluster and the tower, not only “JLT”. Saba, Armada, Concorde, Madina and the DMCC end of the lakes do not share a loading rule.

Many clusters mix offices and apartments in the same podium. A residential move and an office clear-out can be booked for the same lift. If your slot is a lunchtime office move, the residential quiet hours may still apply above the podium. We ask which floors are homes before we promise a time.

Lakeside access and basement ramps

The pretty route beside the lake is rarely the loading route. Trucks are sent to the cluster’s back ramp or basement. Those ramps are often low and curved. A high vehicle is the wrong tool, so we send the covered truck that actually fits rather than the largest one on the yard.

Walk from the lift to the ramp can be long in the bigger clusters. That time is part of the job, not a surprise extra. Tell us if the items are in a store room on a different level from the flat. Store rooms in JLT are a common second stop, and they are easy to leave out of the photo.

What leaves JLT apartments most often

Furnished rentals turn over quickly. Sofas, mattresses, white goods and boxed kitchenware are the usual load. A single mattress disposal from a high floor still needs the service lift. A full move-out clearance needs a longer booking because the cluster may only release the lift for a set window.

DMCC offices in the same district are a different job: desks, chairs and e-waste rather than beds. If you are clearing a small office in a cluster, say so. We can often do it after the building’s office hours so the passenger lifts stay free. See office clearance for how that is scoped.

Booking around cluster security

Send the cluster letter, tower name, floor and two photos. If security has already given you a form, photograph that too. We would rather see a rule in writing than guess from a neighbouring tower. Same-day junk removal is realistic when the lift is free and the load fits one truck. It is not realistic if the cluster only books lifts a day ahead.

JLT sits on the same route as Dubai Marina. A morning Marina job and an afternoon JLT job is a normal day. If you are between the two, say which side of the lakes you are on so the crew is not sent to the wrong cluster entrance.

Furnished clusters and the second room

A lot of JLT flats were rented furnished, which means the sofa and mattress may not be yours to give away even when you are tired of them. Check the inventory before we load. If the landlord wants the items left, we take only what you own. If the inventory says they go, they go in the same lift slot as the boxes. Splitting “the landlord’s sofa” into a second visit wastes the cluster booking you already fought for.

The room people miss is the store on the podium or the parking-level cage. It often holds a broken suitcase set, an old fan and the packing paper from move-in. Include it in the photos. House clearance in a cluster is still one address, but it is two doors, and the second door is the one that makes a handover fail when the inspector opens it.
