DAMAC Hills 2, also called Akoya, is a townhouse and villa community well south of DAMAC Hills. The drive is part of the job. Stairs, a community gate and a small garden are the access. It is not a tower, and it is not a stop we bolt onto a Marina morning. The longer drive and the community gate are part of a booked pickup. The bulky-waste guide is the eligibility check for the townhouse, not a reason to skip the gate.
Akoya is not DAMAC Hills
The two communities share a developer’s name and little else on the day. DAMAC Hills (Akoya by DAMAC) sits nearer Arabian Ranches. DAMAC Hills 2 is further toward the desert, with its own gate and its own sub-communities. Send “Hills 2” or “Akoya Oxygen” in the message so the crew is not dispatched to the wrong Akoya.
Townhouses mean landings. A bedroom wardrobe is dismantled upstairs. House clearance is the right label when every floor is going. A single sofa is furniture removal and a shorter visit, but the drive still has to be worth making. Photos first, always.
Gates, bays and gardens
Community security logs the truck. The parking bay at the house is the loading point. If the bay is full, clear a car before the slot. Garden cuttings and a barbecue are garden waste removal. Show them. A “small garden” that is twenty soil bags is not small.
Weekend sports traffic inside the community is real. An early weekday is the calm handover. If your inspection is Saturday, book Friday or early Saturday and send the photos the day before, not the hour before.
Scheduling the south-west
We group Hills 2 with Mudon and DAMAC Hills so the drive serves more than one house when it can. Same-day junk removal is uncommon this far out unless a crew is already south. Ask, and accept the answer if today is a no.
Handover clearances should include the roof terrace if you have outdoor furniture up there. It is the level people forget because it does not feel like a “room”.
