Move-Out Clearance
Move-out clearance is the visit that has a clock on it: keys, an inspection, a flight, or the next tenant at the door. We remove what has to be gone. We do not deep-clean, repaint, or argue the deposit. The end-of-tenancy guide is the room order. This page is the crew, booked backwards from the time the flat must be empty.
What a handover actually includes
Furniture, mattresses, appliances you are allowed to remove, balcony sets, and the bagged leftovers. In an apartment that is house clearance scoped to a tenancy. In a villa it overlaps villa clearance and should include the store, the maid’s room and the garden if those spaces are on the inventory as empty. Dubai Marina, JVC, Downtown Dubai and Dubai Hills are where the inspection times are tightest.
What must stay is as important as what goes. Furnished-tenancy sofas, landlord white goods and fitted wardrobes are not ours to take because you are bored of them. If the inventory says they go, they go. If it is silent, ask the agent before we load. We will not strip a flat on a verbal instruction that conflicts with a check-in list you have not shown us.
What this service does not cover
Cleaning, painting, pest control, AC servicing and key handover are other people’s jobs. We sweep the area we cleared. A sparkling flat is a cleaner, booked after us, not instead of us. We also do not negotiate deposits. The deposit guide explains why leftover furniture becomes a deduction. Our part is that the items are not there.
Hazardous leftovers found under a sink — paint, chemicals, a gas cylinder for a camping stove — stay out of the truck. Tell us. Building deposits for the lift are paid by you to the building. We do not fold that into the quote as if it were our fee, and we do not know your building’s number because it is not a single Dubai rate.
Working back from the inspection
Send the inspection time first, then the photos. A 4pm handover in a tower needs a morning lift slot, not a 2pm arrival. If the building needs a day’s notice for the service lift, the clearance is the day before, and the flat stays empty overnight. Same-day junk removal only fits when the lift can be released that morning and the volume is one truck. We would rather say no at 9am.
Villas in Arabian Ranches and townhouses in The Lakes need the top floor cleared before the stairs fill. Garden waste that is still being cut at noon will not make a 3pm inspection. Photos that keep the quote honest
Every room, the balcony, the store and the cupboard you hope we will not open. A wide shot beats a close-up of one chair. If a new tenant’s delivery is the same day, the old items leave first. Two crews do not share a small lift. Say the building name. Marina, JLT and Downtown will ask for it before they release a lift, and so will we.
The quote is fixed for the photos we were sent. A second bedroom of boxes found at the end is a changed load. Send it before the day. Remraam, Arjan and Dubai Festival City handovers fail for the same reason as Marina ones: the store cupboard was not in the picture. Include it. If you are leaving the country the same night, say that too. A missed lift booking cannot be repaired from an airport queue, and we would rather move the clearance to the previous afternoon than discover the flight time when the crew is already in the lobby. Put the flight time in the first message if it is the real deadline.
