Estate and warehouse clearance in Dubai, authority first
Estate & Warehouse Clearance
Two jobs share this page because they fail for the same reason: nobody has decided what is allowed to leave. A warehouse unit in Al Quoz and a family home being cleared after a death both need an inventory and a person who can say yes. The warehouse guide and the estate clearance guide are the planning articles. This page is the crew, once that yes exists.
Warehouses and storage units
We take racking that is down or simple bolt-together racking, pallets, packaging, obsolete stock you are allowed to release, and the office furniture in the mezzanine. Commercial junk removal is the broader label. Use this page when the unit is being emptied rather than tidied. Dubai Investment Park, Al Quoz, Muhaisnah and Dubai South are the usual gates. Each gate wants a company name and a unit number.
Stock that is not yours, stock that is under dispute, and stock a landlord is holding against rent are not loaded because a manager on site is frustrated. Send written authority if the relationship is tense. We will walk away from a shouting match at a shutter. Photos of the aisles, the yard and the mezzanine are the quote. Aisles hide volume. A yard photo is not optional.
House estates, handled plainly
Clearing a home after someone has died is a house or villa clearance with more care about permission and pace. We do not require you to narrate the circumstances. We do require that the person booking can authorise removal. If several relatives disagree, we wait. We are not mediators, and we do not remove items so that one person can present the others with a finished fact.
The estate guide covers sorting keepsakes before a crew arrives. That order matters. We should see a pile that is genuinely leaving, not be asked to decide which photographs stay. Valuables, documents and safes are your responsibility to remove first. We do not inventory jewellery, and we do not advise on wills or probate. If you need a legal position, get it before the truck is booked.
What is refused in both cases
Hazardous chemicals, fuel, gas cylinders, unknown drums and medical waste. Warehouses accumulate these in corners. Homes accumulate paint and camping gas. Both stay. Construction debris is separate if the unit is also mid-fit-out. E-waste is separate in the photos even when it shares the visit, so screens are not crushed under racking.
We do not buy the stock, and we do not promise a resale value. Usable furniture may be passed on rather than dumped, which is our normal practice, not a payment to you. If a buyer is already collecting certain lots, tell us what is marked so we do not take it. Marking is your job before the day, with tape or a list, not a conversation in the aisle while the truck waits.
How the day runs
For a warehouse: unit number, gate contact, photos, and the hours the shutter can stay open. For a home: address, photos of what is leaving, and who will be there. Crew size follows volume. A single storage room is a small crew. A full warehouse or a large villa estate is a planned one or two days. Same-day is rare for either and we will not dress it up.
The quote is fixed for the photos and the access described. A locked cage discovered on the day is not included until it is opened and shown. We sweep the area we cleared. We do not reinstate racking bolts, repair a floor, or hand the landlord a condition report. If the landlord wants a joint inspection, schedule it after the load has gone, and be there for it. Keys, access cards and alarm codes should be with the person who meets us. A warehouse we cannot open, or a home where the only key is with a relative who is not answering, is not a clearance. It is a wasted arrival, and we will not force a lock.
